King Sturge Involved In Bristol’s Largest Out-of-town Office Letting So Far This Year

A South West based company has just snapped up one of the largest out-of-town office deals in Bristol so far this year as it’s new Headquarters.

Knowledge House (later to become Surety House) - a 14,500 sq ft stand alone building near Cribbs Causeway - is the new home for a Business Process Outsourcing firm expanding from previous accommodation at Aust.

The complex has been let in a deal involving the Bristol office of King Sturge to one of the largest companies providing outsourced services to the Public Sector in the UK Reliance Secure Task Management Ltd, has decided to move from their current site at the old motorway service station by the Severn Bridge into much larger premises.

The offices are being fitted out ready for Reliance to move into in the New Year.

Hannah Field, from King Sturge’s Office Agency team in Bristol, who handled the deal, said there was currently a limited supply of this type of accommodation out of town and interest in the building was strong, particularly from firms not wishing to relocate to the more traditional office park locations such as Aztec West for example.

“The rents are not so high and the location is good because of the easy access to the motorway system,” she said.

Mark Underwood, Managing Director of Reliance Secure Task Management, a subsidiary of Reliance Group plc, said the company had originally settled in Bristol because it was where its first-ever contract was won back in 1996. Since then the company has experienced rapid growth, growing turnover some 800% in ten years. He said the new offices, which provide 40 per cent more space, would be a springboard for planned expansion into new markets and new services.

King Sturge helped Synstar/Hewlett Packard dispose of their existing liability for the site along with London agents Douglas Struth and Partners and introduced Reliance Secure Task Management. The new occupier took a lease directly with the landlord – a private trust represented by local surveyors DJ Foley and Co.
